a) Additional Information – Menlo Industrial Park, Rycote Lane – 0096/21 – Demolition of existing buildings, alteration(s) to existing building, provision of car storage racks, hardsurfacing, car parking and portable office building, together with boundary fencing, gates and access works, all in connection with the use of the site for the augmentation of auto recycling and end of life vehicles (consistent with, and complementary to, adjacent land uses) (Additional information – Landscape and Visual Impact Assessment – received 6 December 2021).
To note that having reviewed the additional information, Officers consider that it would not change the Town Council’s comments made on 7 September 2021.
b) Contrary Decision – P21/S4627/HH – 23 Aylesbury Road – Summerhouse garden pod.
To note that the District Council granted planning permission on 17 December 2021. The Town Council objected to the application on 30 November 2021 on the grounds that it would be contrary to TNP Policy ESDQ16 in not relating well to the site and surroundings.
c) Planning Enforcement Statement – To note that the District Council has updated their Planning Enforcement Statement. A virtual briefing for town and parish councils will be held in January 2022.
d) Amended Biodiversity Information – Land at Elm Tree Farm, Moreton – P21/S3586/FUL – Erection of a detached dwelling with access, parking and amenity space (contaminated land questionnaire received 9th September 2021 and footprint reduced and position and design of dwelling altered as shown on amended plans received 30th November 2021 and revised biodiversity information received 22nd December 2021).
To note that having reviewed the amended biodiversity information, Officers consider that it would not change the Town Council’s recommendation to Support the application made on 21 December 2021.
e) Prior Approval Notification – P21/S5171/N5C – 46B North Street – Conversion of two storey offices class E to mixed use comprising a restaurant with ancillary takeaway at ground floor level and a 2 bedroom flat at first floor level
The notification listed above seeks determination from the District Council as to whether the prior approval of the authority is required related to: a) transport & highways impacts of the development b) contamination risks on the site and c) flooding risks on the site.
The Local Planning Authority has stated it is unable to take any comments but if any Councillor has specific concerns, please be prepared to raise them in the meeting.
f) SODC Planning Committee Notification – P21/S4226/HH – 3 Kings Road – Single storey extension to rear of property and new boundary wall.
To note the District Planning Committee will consider this application on Wednesday 12 January 2022. The District Planning Officer’s recommendation to Committee is to grant permission. The Town Council objected to the application on 19 October 2021 on the grounds that the proposed wall on the south-eastern elevation would represent overdevelopment and be contrary to Thame Neighbourhood Plan Policy ESDQ16.
The Town Council has been invited to attend and decisions on representations are being progressed via email.
